Tiling cost in Geneva: how much does laying per m² cost in 2026?
Redoing a living-room floor or tiling a bathroom? This guide brings together the rates published in 2026 for laying per m², supply and additional work, with what is specific to Geneva and Vaud and the procedures to plan for.
Please note: these amounts are indicative. Each price states whether it is excluding VAT (excl. VAT), including VAT (incl. VAT) or whether the source does not specify. The standard VAT rate is 8.1% [1]; it applies to both the supply and the laying of tiles [2].
Cost of laying tiles per m²
The format affects the price more than the material: a large format requires a perfectly flat substrate, while mosaic multiplies the joints [2].
| Service (laying only, substrate ready) | Indicative price |
|---|---|
| Floor, 30×30 to 60×60 formats, straight lay | CHF 45 to 70/m² excl. VAT [2] |
| Floor, large format 60×120 and above | CHF 75 to 110/m² excl. VAT [2] |
| Wall tiles | CHF 55 to 80/m² excl. VAT [2]; CHF 45 to 75/m², VAT not specified [3] |
| Mosaic | CHF 110 to 180/m² excl. VAT [2] |
| General range, depending on format | CHF 35 to 80/m², VAT not specified [4] |
An offset lay commonly adds 10 to 15%, and a diagonal or herringbone lay 20 to 30% [2]. A tiler charges CHF 80 to 100/h excl. VAT according to chiffr.ch [2]; IDtravaux.ch gives CHF 60 to 95/h, without specifying VAT [4].
Cost of supply: the tiles
The price of the tiles alone varies enormously depending on the material and look (VAT not specified by the source) [4]:
- concrete look: CHF 8 to 60/m²;
- wood look: CHF 10 to 70/m²;
- stone look: CHF 15 to 100/m²;
- natural stone: CHF 25 to 195/m²;
- classic wall tiles: CHF 8 to 50/m².
Supplied and laid, allow CHF 90 to 160/m² excl. VAT in the standard range, and up to CHF 200/m² excl. VAT for large formats [2]. Also allow for wastage: 5 to 10% extra tiles for a straight lay, 10 to 12% for large formats or an offset lay, 15% or more for a diagonal lay [2].
Additional work not to forget
Preparation and finishing almost always come on top (prices excl. VAT) [2]:
- removal of old tiles including scraping off the adhesive: CHF 35 to 45/m²;
- self-levelling compound: CHF 20 to 35/m²;
- liquid waterproofing: CHF 30 to 50/m², and CHF 80 to 90/m² for a shower;
- skirting boards supplied and fitted: CHF 12 to 22 per linear metre.
A complete floor (removal, preparation, supply, laying, skirting, thresholds) therefore comes to CHF 180 to 280/m² excl. VAT [2].
Geneva and Vaud: what are the differences?
For 2026, SOS-Travaux.ch publishes a range of CHF 94 to 177/m² in the canton of Geneva and CHF 90 to 168/m² in the canton of Vaud for a standard tiling service (preparation, adhesive, grout and laying), without specifying VAT [5]. Depending on the page, this rate may or may not include the tiles themselves: ask for this to be specified on the quote. In Geneva, the company Béon Rénovation advertises straight laying of 60×60 tiles from CHF 60/m², on a new screed ready for tiling, from 40 m² and excluding supply (VAT not specified) [6].
Steps to take before the work
If you are a tenant
A tenant may only renovate or alter the home with the landlord’s written consent (art. 260a CO) [7].
In Geneva
The LDTR requires authorisation for the renovation of a home, i.e. restoring it, even partially, where this improves existing comfort; routine maintenance work that does not improve comfort is not covered [8]. It does not apply to detached single-dwelling houses [8]. Replacing worn tiles like for like is therefore in principle maintenance. The construction law (LCI) also requires authorisation for any change to the layout of a building, but exempts interior work in a villa that does not change the living area [9].
In the canton of Vaud
In districts with a housing shortage, the LPPPL requires authorisation for major renovations of rented homes; pure maintenance work is not included [10]. As for building permits, every project, however small, must be notified to the municipality, which decides on the applicable procedure [11].
Our tips for keeping the budget under control
- Compare quotes on a like-for-like basis: laying only, supplied and laid, and a complete floor cannot be compared [2].
- Choose a common format if the budget is tight: large formats cost considerably more to lay [2].
- Keep a spare box: the shade of the same model varies from one production batch to another [2].
- Check whether prices are excl. or incl. VAT: on CHF 5’000 excl. VAT, VAT at 8.1% represents CHF 405.
